For many first-time and move-up buyers, the biggest obstacle to buying is not the monthly payment. It is the cash needed up front. Down payment assistance, often called DPA, is designed to help with that part, and in Florida there are programs available through state, county and city housing agencies, as well as some lenders.

Important: DPA programs come and go, funding can run out, and guidelines change often. This page explains how these programs generally work. For what is available right now, and whether you may qualify, call me and I will check current options with you.

What Is Down Payment Assistance?

Down payment assistance is financial help toward a home purchase, typically used for the down payment, closing costs, or both. It is usually offered through a housing agency or a participating lender and is paired with a first mortgage, such as an FHA, VA, USDA or conventional loan.

Common Forms of Assistance

Programs differ, but assistance generally comes in one of a few forms:

  • Grants: funds you generally do not repay, if you meet the program’s conditions.
  • Forgivable second mortgages: a second loan that may be forgiven over time if you stay in the home and meet the program’s terms.
  • Deferred or repayable second mortgages: a second loan that may be repaid when you sell, refinance or pay off the first mortgage, and sometimes over time.
  • Lender or program credits: help applied toward closing costs, sometimes tied to a particular first mortgage product.

Who These Programs May Fit

First-Time Buyers

Many programs focus on first-time buyers, and the definition of a first-time buyer can be broader than people expect. Some programs also allow buyers who have not owned a home in recent years.

Buyers With Limited Savings

If you can handle the monthly payment but are short on cash to close, assistance may help bridge the gap.

Teachers, Healthcare Workers, First Responders and Veterans

Some programs are aimed at certain professions or at military service, and may have separate guidelines. Veterans should also look at the benefits of a VA loan, which can already reduce or eliminate the need for a down payment.

What Programs Generally Require

Every program sets its own rules, and they change. These are the kinds of requirements to expect:

  • Income and purchase price limits that may vary by county and household size
  • Minimum credit and other first mortgage guidelines set by the program and the lender
  • Primary residence only: assistance is generally for a home you will live in, not an investment property
  • Homebuyer education, often completed online before closing
  • Participating lenders and eligible properties, since not every lender or home qualifies

Trade-Offs to Understand

Assistance can make buying possible, but it is not free money in every case. Some programs are paired with a first mortgage that may carry a higher interest rate or fees than a standard option, and a second mortgage may have to be repaid or may have conditions if you sell or refinance early. Funds are often reserved on a first-come basis and can run out, and a program may add time or steps to your closing.

That is why comparing the total cost matters. A program that lowers your cash to close can still cost more over time than a different approach. I compare the options side by side so you can decide with the full picture.

Other Ways to Reduce Cash to Close

  • Seller concessions: a negotiated contribution toward your closing costs, within program limits
  • Lender credits: credits applied toward costs, usually in exchange for different loan terms
  • Gift funds: help from an eligible family member, with proper documentation
  • Low down payment loans: programs such as FHA may reduce the cash you need up front

Documents You May Need

  • Photo ID and proof of income, such as pay stubs and tax returns
  • Recent bank statements
  • Your homebuyer education certificate, if the program requires it
  • A signed purchase contract once you have an accepted offer
  • Any program-specific forms, which I will walk you through

For Realtors With First-Time Buyer Clients

DPA can change what a buyer can afford, but it also adds steps, deadlines and sometimes property or timing requirements. Send your buyer to me early, before they start touring homes, and I will confirm what is available, what it requires, and how it affects the timeline, so your offer is as strong as it can be and there are no surprises at the closing table.

Down Payment Assistance FAQs

Is down payment assistance free money?

It depends on the program. Some assistance is a grant, some is a forgivable loan, and some must be repaid later. I will explain how a specific program works before you choose it.

Which programs are available right now?

That changes regularly. Funding, eligibility and terms can change, and some programs pause when funds run out, so the best way to know is to call me and I will check current options.

Do I have to be a first-time buyer?

Many programs are aimed at first-time buyers, but not all. Some serve repeat buyers, and some define first-time buyer more broadly than you might expect.

Can I use assistance with any loan type?

Not always. Many programs are paired with a specific kind of first mortgage, and the lender usually has to participate in the program.

Can I use it for an investment property?

Generally no. These programs are for a home you will live in as your primary residence. If you are looking at investment property, see our investor loan options.

Does it slow down closing?

It can. Some programs add paperwork, reservations or review time, so I recommend starting early and planning the timeline with your Realtor.

What happens if I sell or refinance later?

That depends on the program. Some require repayment, and some have conditions on early sale or refinance, so it is worth understanding before you commit.
