FishHawk
FishHawk is the largest and most recognizable master-planned community within Lithia, with numerous villages, neighborhoods, parks, trails and recreational amenities.

Channing Park

Hawkstone
A large, still-actively-selling master-planned community by Homes by WestBay, split between the more affordable Casa Fresca series and the higher-end, gated Artisan series. HOA dues run roughly $35–$254 per quarter depending on the section, and Community Development District (CDD) assessments run considerably higher than in most nearby communities — roughly $2,760–$3,864 per year — so I always build that into a buyer’s real monthly payment from the start rather than let it surprise them at closing.
Lithia Estates and Larger-Lot Properties
For buyers looking for more space and privacy, Lithia Estates offers a different lifestyle than many of Lithia’s larger master-planned communities. The neighborhood features custom homes on spacious acreage lots, mature landscaping, and a quieter, more rural setting while remaining convenient to FishHawk-area shopping, dining, schools, and everyday amenities.
Many properties in Lithia Estates are situated on approximately two acres, giving homeowners room for larger yards, pools, workshops, recreational vehicles, and, on some properties, horses. Homes in the community may also utilize private wells and septic systems, which buyers should consider as part of their inspections and due diligence.
Lithia Estates is a good example of what makes Lithia, Florida unique: buyers can enjoy the space and character of an acreage property without being far removed from the conveniences of the greater FishHawk and Tampa Bay area.
Rural & Acreage in Lithia
Outside Hawkstone, much of Lithia remains genuinely rural — working farms, larger residential lots, and properties on well and septic rather than municipal utilities. This is also where Lithia Springs Regional Park and the Alafia River corridor sit, giving this side of the community a different feel entirely from a master-planned subdivision. Financing here often looks different too — appraisals can take longer on unique or larger-acreage properties, and some parcels may qualify for USDA rural development financing, which isn’t realistic in FishHawk Ranch or Hawkstone but can be a real option out here depending on the specific address.
