VA loans, first-time buyer options, and local guidance from a Navy veteran who lives and works in Valrico.
Valrico has been home for me for almost 20 years. It is where I started my family and am raising my kids. We are blessed to have great schools, safe neighborhoods, and all the conveniences needed nearby. My business is based right here, not just serving the area from somewhere else. Whether you’re buying your first home, moving up, or purchasing an investment property, I know this market because I live in it, and I work with local realtors here every week.
Valrico offers buyers a wide range of housing options, from established neighborhoods such as Buckhorn, Bloomingdale, Twin Lakes and River Hills to newer homes and new-construction communities such as Crestwood Estates. Buyers can find everything from older homes on larger lots to golf-course properties, gated communities and newly built homes.
Valrico is primarily served by the 33594 and 33596 ZIP codes, with major corridors including State Road 60, Lithia Pinecrest Road, Bloomingdale Avenue and Buckhorn Road. Its location also provides convenient access to Brandon, Riverview, FishHawk/Lithia and the greater Tampa area.
Buckhorn
An established Valrico area surrounding Buckhorn Springs Golf and Country Club, with a mix of older and newer homes and convenient access to Lithia Pinecrest Road.
Bloomingdale
One of the area’s larger established residential areas, with mature neighborhoods and Bloomingdale Golfers Club nearby.
Twin Lakes
An established residential community offering another option for buyers looking in the Valrico area. Large lake at the front of the community offers a nice environment for daily walks.
River Hills
A gated golf-course community surrounding River Hills Country Club, generally representing one of Valrico’s more upscale housing options.
Buckhorn Preserve
A newer section of the Buckhorn area that provides another alternative for buyers looking for more contemporary homes.
Crestwood Estates
An active Homes by WestBay community with larger new-construction homes. The builder currently advertises homes from the upper $600Ks, with no CDD.
The right mortgage strategy can depend on the type of Valrico property you’re purchasing. An established home may raise questions about insurance, roof age, flood zones or repairs, while new construction may involve builder incentives and decisions about whether to use the builder’s preferred lender.
I help Valrico buyers compare Conventional, FHA, VA, and other financing options based on the property, down payment, monthly-payment goals and long-term plans.
As a U.S. Navy veteran and mortgage broker, I especially enjoy helping veterans and active-duty service members understand their VA home loan benefits. VA financing can be a strong option for eligible buyers purchasing in Valrico, including buyers relocating to the Tampa Bay area.
Buying a home is easier when your Realtor and lender work together from the beginning. I regularly work with real estate professionals throughout Valrico and eastern Hillsborough County to help buyers understand their financing, prepare strong offers, and keep the mortgage process moving once they’re under contract.
Local knowledge can also matter. Valrico includes everything from established neighborhoods like Buckhorn, Bloomingdale, Twin Lakes, and River Hills to newer construction, and each property can present different considerations involving insurance, flood zones, HOA or CDD fees, property condition, and financing.
If you already have a Realtor, I’m happy to work alongside them as part of your homebuying team. If you haven’t chosen a Realtor yet, I can introduce you to experienced local agents who know Valrico and the surrounding communities.
Valrico is primarily associated with the 33594 and 33596 ZIP codes. The area includes a mix of established neighborhoods, golf-course communities, larger-lot properties and newer construction. Because neighborhood boundaries and mailing addresses can overlap with nearby communities, it’s always a good idea to verify the specific property address when considering financing, insurance, taxes and flood-zone requirements.
Valrico offers a variety of established communities, including Buckhorn, Buckhorn Preserve, Bloomingdale, Twin Lakes and River Hills, along with smaller subdivisions throughout the area. Each community can differ in home styles, price ranges, HOA requirements and other costs, so I recommend looking at the complete monthly housing expense—not just the purchase price—when comparing homes.
Yes. Although Valrico has less large-scale new construction than areas such as Riverview or Lithia, buyers can still find new homes and smaller new-construction communities in the area.
When considering new construction, compare the builder’s preferred-lender incentives with outside financing. A large closing-cost credit or advertised interest rate doesn’t necessarily mean the builder’s lender provides the lowest overall cost.
Yes. Eligible veterans, active-duty service members and certain surviving spouses can use VA financing to purchase qualifying homes in Valrico. VA loans may offer flexible down payment options with no monthly mortgage insurance, subject to VA and lender requirements.
As a U.S. Navy veteran and local mortgage broker, I work with veterans to help them understand their VA entitlement, financing options and the property requirements that may apply to the home they’re considering.
Yes. Many Valrico homes can be purchased using FHA financing, provided the borrower and property meet FHA requirements. FHA loans can be particularly useful for buyers looking for a lower down-payment option or more flexible qualifying guidelines.
The condition of the property matters with FHA financing, so identifying potential repair or appraisal issues before getting too far into the transaction can be helpful.
You may not need a large down payment to purchase a home in Valrico. Depending on your qualifications, loan options may include low down payment conventional and FHA financing and, for eligible veterans, VA financing. I also have Down Payment Assistance options that can help minimize out-of-pocket costs for the down payment and closing costs.
The best option isn’t always the one requiring the smallest down payment. I compare the down payment, mortgage insurance, interest rate, closing costs and monthly payment to help buyers determine which structure makes the most sense.
Some communities may have Community Development District (CDD) assessments, while many established Valrico neighborhoods do not. HOA fees and CDD assessments are separate expenses, and either can affect the true monthly cost of owning a particular home.
Before making an offer, I recommend verifying the property’s taxes, HOA dues and any applicable CDD assessments rather than relying solely on the payment shown on a real estate website.
Not every home in Valrico requires flood insurance. Whether a lender requires flood insurance generally depends on the specific property’s flood-zone determination, not simply the Valrico neighborhood where the home is located.
I review flood-zone information early in the mortgage process because required flood insurance can affect both the buyer’s monthly payment and qualification. Even when flood insurance isn’t required by the lender, buyers may still want to discuss optional coverage with their insurance agent.
Yes. Getting preapproved before seriously shopping for a home gives you a clearer understanding of your price range, estimated monthly payment, cash needed to close and available loan options.
I also recommend discussing payment rather than focusing exclusively on the maximum purchase price. Property taxes, homeowners insurance, HOA or CDD fees and mortgage insurance can cause two similarly priced Valrico homes to have very different monthly payments.
Yes. Unlike a loan officer who works for a single bank or lender, a mortgage broker can shop among multiple wholesale lenders to find financing options appropriate for a borrower’s situation. Self-employed buyers can also read about bank statement loans. First-time buyers can also read about FHA loans. Investors can also read about investment property loans. Buyers short on cash to close can also read about down payment assistance. Buyers of higher-priced homes can also read about jumbo loans. Current homeowners can also read about refinancing and home equity options.
That can be especially useful when comparing conventional, FHA, VA, jumbo or alternative financing—or when a borrower has a more complicated situation involving self-employment, investment properties or other qualifying challenges.
A mortgage preapproval can often be completed relatively quickly once the necessary income, asset, credit and employment information has been reviewed. More complicated situations—such as self-employment or variable income—may require additional documentation.
My goal is to complete the analysis before you make an offer, so there are fewer financing surprises after you go under contract.
A local mortgage broker can provide more than an interest-rate quote. Buying in Valrico can involve questions about property taxes, homeowners insurance, flood zones, HOA or CDD fees, property condition and new-construction incentives, all of which can affect financing or the true monthly cost of the home.
I work with buyers and Realtors throughout Valrico and eastern Hillsborough County and can help identify these issues early in the process.
Whether you’re just starting your home search or you’re ready to make an offer, I can help you understand your financing options, estimated payment and cash needed to close. Get preapproved or contact me at 813-892-8666 to get started.
