VA Home Loans

As a U.S. Navy veteran myself, I know firsthand what it means to have earned this benefit — and I’ve built my business around making sure veterans and active-duty service members actually get the full value of it. A VA loan is one of the most powerful home financing tools available in the country: no down payment required, no monthly mortgage insurance, and more flexible qualifying guidelines than most conventional loans. If you’ve served, this page is your starting point.

What Is a VA Loan

VA loans are mortgages guaranteed by the U.S. Department of Veterans Affairs and funded by VA-approved lenders, including banks, credit unions, and mortgage companies. As a mortgage broker, Next Level Lending works with multiple VA-approved lenders on your behalf, shopping your loan to find a competitive combination of rate and terms for your situation, rather than offering you only what one institution has available. The VA’s guarantee is what allows these lenders to offer terms conventional loans can’t match:

  • 0% down payment in most cases — no need to save for years before buying
  • No private mortgage insurance (PMI) — a real monthly savings compared to low-down-payment conventional loans
  • Competitive interest rates, often lower than conventional loan rates
  • More flexible credit and debt-to-income guidelines
  • Limits on closing costs the VA allows lenders to charge you
  • No prepayment penalty if you pay the loan off early

Next Level Lending is a private mortgage broker and is not affiliated with, endorsed by, or acting on behalf of the U.S. Department of Veterans Affairs or any government agency.

Am I Eligible?

You may be eligible for a VA loan if you meet one of these service requirements:

  • Active-duty service members currently serving
  • Veterans who meet minimum length-of-service requirements
  • Current or former members of the National Guard or Reserves
  • Certain surviving spouses of veterans who died in service or from a service-connected disability

Eligibility is confirmed through a Certificate of Eligibility (COE). Most lenders make you track this down yourself — I pull it for you directly through the VA’s own system, so you’re not stuck chasing paperwork or waiting on a call back. It saves you real time and effort, and most borrowers are surprised how quickly this step actually goes once I handle it.

The VA Loan Process

  • Confirm your eligibility — I pull your Certificate of Eligibility (COE) directly through the VA’s system, so you don’t have to track it down yourself.
  • Get prequalified — We’ll look at your full financial picture, so you know your real budget before you start looking.
  • Find your home — Work with your realtor to find a property; VA loans can be used for a primary residence, and certain condos and new construction qualify too.
  • VA appraisal — a required step that confirms the home meets VA minimum property requirements.
  • Underwriting and closing — I manage this process directly so you’re never left guessing where things stand.

Why Work With a Veteran-Owned Mortgage Broker

I’m a graduate of the U.S. Naval Academy and served as a Surface Warfare Officer aboard the USS John Paul Jones (DDG-53), USS Kinkaid (DD-965), and USS John Young (DD-973), as well as with Assault Craft Unit One. VA loans aren’t just a product line for me — they’re personal. As a broker rather than a single bank, I shop your loan across multiple VA-approved lenders to find you a competitive combination of rate and terms, rather than offering you whatever one institution has on the shelf that day.  I’m based in Valrico and proud to serve veterans and military families throughout Brandon, FishHawk, Lithia, Riverview, and the greater Tampa Bay area.

VA Loan FAQ

Do I have to pay a VA funding fee? Most VA borrowers pay a one-time VA funding fee, which can typically be rolled into the loan amount. The fee is waived for veterans receiving VA disability compensation. I’ll walk you through your specific fee based on your situation.

Can I use my VA loan benefit more than once? Yes. VA loan benefits can be reused, and in many cases you can have more than one VA loan at a time depending on your remaining entitlement.

Is there a minimum credit score for a VA loan? The VA itself doesn’t set a minimum credit score — that’s set by individual lenders. As a broker, I shop multiple VA lenders to find the best fit for your credit profile, which often means more flexibility than going directly to a single bank.

Do VA loans have a maximum loan amount? For veterans with full entitlement, there’s no VA-imposed loan limit, though the amount you can borrow without a down payment still depends on your income, credit, and the lender’s guidelines.

Can I use a VA loan to refinance? Yes — both the VA Interest Rate Reduction Refinance Loan (IRRRL) for existing VA loans and the VA Cash-Out Refinance for tapping home equity are available.
